The Branbury is situated a quick 6-minute drive or 15-minute walk from BYU campus. Students may utilize the free shuttle that comes to The Branbury to get to BYU's campus. The shuttle runs every half hour and the online schedule can be found here.

For our UVU students, campus is a quick 10-minute drive or you can ride the UVX bus to campus for free with your student ID.

​We provide the following furnishings for your use in your apartment home here at The Branbury: A bed , dresser, desk, chair, side table, kitchen table, entertainment center, couch, & love seat.

​Pets are not permitted at The Branbury.

We conduct cleaning checks quarterly. A packet will be delivered to each apartment prior to the cleaning check outlining all required cleaning. Each roommate will be responsible to choose a page from the packet and complete jobs listed on that page. We have white glove cleaning checks once a year in mid-August.

​Residents pay for internet each month with their flat-rate utilities. We are contracted with First Digital to provide residents with up to gig-speed internet in each apartment. Routers are pre-installed in each apartment and all residents need to do is connect to the existing network upon move in.

Yes, both open and reserved parking options are available within our community!

The Branbury hosts multiple community events/socials every year. One of our residents' favorites is our annual Back to School Luau! Check your calendars and our social media to stay up to date on upcoming events!

​You do not need to be a student to live in our community.

​You can request specific roommates and apartment details on our application, and we will do our best to accommodate your preferences. We cannot however guarantee them, as many preferences are based on availability.

​Don't have a roommate to come with? No problem! We utilize this cool app called RoomSync that allows you to match with select roommates prior to arrival!

​You may submit an application and pay the deposit, but your room is not reserved until you sign a lease! After signing a lease, you will receive a welcome email from the Branbury and will be able to access your resident portal. When in doubt… ask! Reach out to the office if you would like to confirm your contract has been signed.

​We rent by the bed here at The Branbury, so an individual lease means that your lease is specific to a certain bedspace and room within a shared apartment. Each resident within the apartment home will have their own lease.

​Our year-round contracts are split into 12 equal payments. This means that each monthly rent payment will remain the same throughout the year. Upon move-in you will pay the first installment for September. You will pay a full month for August at the end of the contract which covers the last week of August upon move in and the first half of August before move-out.

​Although our contracts are 12 months, you have the option to sell at any point if you are needing to leave your contract early. There is an Authorization to Sell form you can pick up in the office and a $250 selling fee. You remain responsible for your contract until you find a qualified buyer to apply and sign a lease.

Our company requires that all residents have $100k liability coverage. For your convenience, we offer a plan to fulfill this requirement. The cost for this plan is $17 per person per month (through 2026).  You may waive this coverage if you already have liability insurance through another provider however, you must submit a copy of your policy for review so we can ensure it meets our property requirements.  Opting out of plan coverage and submission of an alternative policy must be done within our portal https://portal.confirminsurance.com/s/.

We also offer Personal Contents Coverage (PCON) for $5.50 per person per month (through 2026).  Though this is not mandatory, if you would like to waive this coverage you must opt out of the plan within our portal https://hra.confirminsurance.com/ppp-opt-out. 

 

Build your credit by paying your rent on time! Boom is a service that enables you to build your credit by simply paying your rent on time. This means no loans, no credit cards, and no high-interest rates. Pay your rent on time each month and Boom will take care of the rest. Please let the office know if you have any questions! 

​The RV Index is a risk score based on several factors. It is an innovative move in qualifying criteria used to screen and qualify applicants and guarantors.  By using this inclusive index opposed to our prior practice, we take a step toward future industry standards of fair practice. Depending on your property, an RV index of 40 or 50 will need to be achieved.  Instead of just credit score and income, the index looks at several factors such as:
 
1. Payment history on all trade lines
2. Ratio of rent to income
3. Ratio of debt to income
4. Collections
5. Ratio of positive to negative credit lines
