Why do I want my student to live at a Horizon community?

Do we need Renter’s insurance?

As a company, we require all residents have $100k liability coverage. Horizon offers an internal plan meeting this criteria for a low price of $13 per person per month. Personal content coverage is optional, but can be added for an additional $5. For a total of only $18 per month, any necessary protection will be covered. If you choose to opt out of the internal plan, third-party plans must meet the minimum liability coverage requirement (including personal contents if preferred) and be uploaded properly. What is MyCreditLift?

Build your credit by paying your rent on time! MyCreditLift is a service that enables you to build your credit by simply paying your rent on time. This means no loans, no credit cards, and no high-interest rates. Pay your rent on time each month and MyCreditLift will take care of the rest. Please let the office know if you have any questions! 

What is an RV Index?

​The RV Index is a risk score based on several factors. It is an innovative move in qualifying criteria used to screen and qualify applicants and guarantors.  By using this inclusive index opposed to our prior practice, we take a step toward future industry standards of fair practice. Depending on your property, an RV index of 40 or 50 will need to be achieved.  Instead of just credit score and income, the index looks at several factors such as:
 
1. Payment history on all trade lines
2. Ratio of rent to income
3. Ratio of debt to income
4. Collections
5. Ratio of positive to negative credit lines

What is an equal installment contract?

​Our year-round contracts are split into 12 equal payments. This means that each monthly rent payment will remain the same throughout the year. Upon move-in you will pay the first installment for September. You will pay a full month for August at the end of the contract which covers the last week of August upon move in and the first half of August before move-out.

How do I sell my lease?

​Although our contracts are 12 months, you have the option to sell at any point if you are needing to leave your contract early. There is an Authorization to Sell form you can pick up in the office and a $250 selling fee. You remain responsible for your contract until you find a qualified buyer to apply and sign a lease.

Does the Branbury do cleaning checks?

​We conduct cleaning checks once a month. A packet will be delivered to each apartment prior to the cleaning check outlining all required cleaning. Each roommate will be responsible to choose a page from the packet and complete all jobs listed on that page. We have white glove cleaning checks once a year in mid-August.

How does parking work?

​Residents will be given the opportunity to purchase a parking pass upon move in. Parking stickers for the 2021-2022 school year may be purchased for $120 for YR contracts. Parking stickers for the 2023-2024 lease term will be $45 per month for reserved stalls & $25 per month for open parking. If a parking option is selected, it will remain on the monthly billing until the end of the lease.

How does internet work?

​Residents pay for internet each month with their flat-rate utilities. We are contracted with First Digital to provide residents with up to gig-speed internet in each apartment. Routers are pre-installed in each apartment and all residents need to do is connect to the existing network upon move in.

What do I need to qualify to live here?

We are happy to rent to anyone that meets our qualifications. All residents must be under the age of 35. All applicants must be approved through a screening process.

How do I know my room is reserved?

​You may submit an application and pay the deposit, but your room is not reserved until you sign a lease! After signing a lease, you will receive a welcome email from the Branbury and will be able to access your resident portal. When in doubt… ask! Reach out to the office if you would like to confirm your contract has been signed.

Am I guaranteed the preferences I requested?

​While we do our best to accommodate your preferences, we can never 100% guarantee anything. Placing is dependent on availability. We will communicate with you if we have any questions about your requests.
